Avaliando as práticas de manutenção em shopping centers da metrópole de Lagos

Resumo

Tal como outros tipos de edifícios, os edifícios dos centros comerciais na Nigéria recebem atenção de manutenção insuficiente. A grande maioria dos shoppings apresenta péssimas condições estruturais e estéticas de deterioração. Este estudo, portanto, tem como objetivo investigar as práticas de manutenção de shopping centers com o objetivo de abordar questões que surgem de fatores responsáveis pela deterioração dos tecidos e componentes construtivos. Os dados de 97 partes interessadas na manutenção de edifícios dos centros comerciais da Ilha de Lagos e do Continente foram recolhidos através de um inquérito transversal utilizando dois conjuntos de questionários estruturados auto-administrados. Os resultados revelaram 31 práticas de manutenção implementadas em shopping centers. O estudo também revelou 21 fatores-chave que influenciam a decisão de fornecimento de práticas de manutenção em shopping centers. Além disso, os resultados revelaram ainda 22 fatores causais que levam à deterioração dos tecidos e componentes dos edifícios dos shopping centers. O estudo conclui que, independentemente da decisão de fornecimento, outros fatores, como a qualidade e a frequência da manutenção, têm um impacto significativo na rapidez com que um centro comercial se deteriora. Recomenda-se que as partes interessadas na manutenção desempenhem papéis activos para garantir que os centros comerciais sejam mantidos adequadamente. Isto pode ser conseguido através do desenvolvimento de uma estratégia definida para manutenção de rotina e preventiva.
